The Move-Out Cleaning Checklist Landlords Actually Inspect

Getting your deposit back comes down to a short list of specific places. Here is what property managers in Northeast Florida check first — and what most tenants miss.

Security deposit disputes almost never come down to whether the floors were swept. They come down to a specific short list of places that inspectors check every single time — and that tenants, working around a move, routinely skip.

Start with appliance interiors. The oven, the refrigerator and the dishwasher are the three most commonly flagged items on move-out inspections. An oven with baked-on residue and a refrigerator with sticky shelves will cost you more in deductions than almost anything else on the list. Both need to be emptied, scrubbed and dried, not just wiped.

Inside every cabinet and drawer comes next. Kitchen cabinets collect crumbs and liner residue, bathroom vanities collect product spills and hair, and closet shelving collects dust that is invisible until someone runs a hand across it. Every interior surface needs to be wiped down.

Bathrooms get scrutinized more than any other room. Toilet base and behind the toilet, the underside of the seat, shower door tracks, grout lines, the drain and overflow plate, exhaust fan covers, and the mirror edges. Hard water staining on fixtures should be descaled, not just polished over.

Then the details people forget entirely: window sills and the tracks the windows slide in, sliding door channels, blind slats, baseboards in every room, door frames and the tops of doors, light switch plates and outlet covers, ceiling fan blades, air vent covers, and the interior of the washer and dryer if they convey.

Walls need attention too. Scuff marks, adhesive residue from hooks and mounts, and nail holes are all normal — but leaving them uncleaned invites a deduction. Wipe scuffs where the paint allows, and remove all adhesive residue completely.

Finally, floors get done last, after every other surface, so dust falling from higher up does not undo the work. Vacuum carpet edges where they meet baseboards, and mop hard floors including inside closets and behind where furniture stood.

The single biggest mistake is doing this work in the wrong order — cleaning floors before wiping trim, or cleaning bathrooms before removing the last of the boxes. Work top to bottom, room by room, and finish the whole unit before touching the floors.

If your move date is tight, a professional move-out clean typically costs a fraction of what a disputed deposit is worth. We work from whatever checklist your lease or property manager provides.
